Timing provides an important clue
Bathroom or kitchen exhaust terminating in the attic, air leakage through ceiling penetrations, high indoor humidity, missing air barriers, uneven insulation, and blocked ventilation paths can contribute.
What can be observed safely
- Frost on nails, fasteners, or broad deck areas
- Dark staining or dampness on the underside of the deck
- Wet or compressed insulation
- Disconnected or leaking exhaust ducts
- Blocked soffit intake or missing baffles
- Localized staining below a roof penetration or flashing detail
- Indoor humidity and when the symptom appears
Why adding vents alone may not solve it
Ventilation is one part of the assembly. If warm, moist indoor air is leaking rapidly into the attic, adding exhaust openings without addressing air leakage and intake can leave the main moisture source unchanged.
A useful evaluation may involve roofing, insulation, air sealing, HVAC or exhaust, and moisture-control expertise. Ask each company to define its scope and avoid assuming the roofer handles every building-science component.
What to do now
Keep people away from unsafe ceilings or wet electrical areas, record the weather and timing, and avoid disturbing suspected mold or damaged material without appropriate guidance. Request an inspection that considers both the exterior roof and accessible attic conditions.
The distribution of moisture helps the diagnosis
A localized stain below one penetration may support an exterior entry point. Widespread frost on fasteners or the underside of the deck can support an indoor moisture pathway. Mixed patterns are common in homes with additions, bath fans, recessed lights, attic hatches, and interrupted insulation.
Photographs taken during the cold condition can be more informative than an attic viewed after everything dries. Do not enter an unsafe attic or step away from designed walking surfaces.

- Exterior roofing or flashing repair
- Air-sealing work at the ceiling plane
- Insulation depth and continuity
- Soffit intake, baffles, and exhaust ventilation

Where the moisture comes from
The order of repair matters and is counter-intuitive. Air-seal the ceiling plane first, then fix exhaust terminations, then restore intake with baffles, and only then add insulation. Adding insulation first is the instinctive move and the one most likely to block the soffit intake and make things worse.
- Bath and kitchen fans terminating in the attic or into a soffit
- Air leaking through recessed lights, attic hatches, top plates, plumbing and wiring penetrations
- A damp basement or crawl space communicating with the house
- Ordinary living — showers, cooking, laundry, drying clothes indoors
- Blocked soffit intake, so the exhaust vent draws from the heated house
