Why growth develops
Moss can lift shingle edges and hold moisture. Algae staining may be more cosmetic, but the roof still needs to be evaluated for age, wear, and drainage conditions before a cleaning method is selected.
Avoid damaging cleanup methods
- Do not walk a steep, wet, mossy, or fragile roof
- Do not scrape aggressively or use tools that tear the surface
- Avoid high-pressure washing that can disturb roofing
- Protect landscaping, siding, metal, and drainage from cleaning products
- Follow the roof manufacturer's maintenance guidance
- Correct heavy debris accumulation and overhanging growth where appropriate
When inspection is more useful than cleaning
If shingles are brittle, curled, cracked, bare, leaking, or near replacement, cleaning may add cost without resolving the underlying roof condition. Ask whether the roof can tolerate the proposed process.
On slate, cedar, metal, or specialty roofs, use a company familiar with the actual material. A method acceptable for one surface may damage another.
Longer-term moisture control
Tree management, debris removal, drainage, sun exposure, ventilation, and the roof assembly can all influence drying. The correct plan depends on the building and should not be reduced to a universal chemical or cleaning schedule.
Cleaning and roof replacement are separate decisions
Cleaning improves appearance or removes growth; it does not restore worn-out material, repair flashing, or reverse deck damage. Before paying for cleaning, understand whether the roof has enough remaining serviceability to justify it.
A roof that is otherwise sound may benefit from a material-compatible maintenance plan. A broadly failing roof should be evaluated as a roofing project first.
What to ask a cleaning or roofing company
- What growth is believed to be present?
- Is the method approved for the exact roofing material?
- Will anyone walk on fragile or slippery areas?
- How are runoff and landscaping protected?
- Could the process affect warranties or metal finishes?
- Which roof defects should be repaired before cleaning?
Three different growths, three different answers
The distinction decides whether the work is cosmetic or protective. Algae streaking can reasonably be left alone. Moss and lichen hold water in permanent contact with the covering, and constant dampness is what accelerates deterioration in every roofing material.

Why it comes back, and the only durable fix
Growth returns wherever the conditions that produced it remain. Overhanging branches, an adjacent building, a north-facing plane, and debris held in valleys all slow drying, and slow drying is what moss needs. Removing growth without changing the drying conditions books the same job again in a few years.
Cutting back overhanging branches is usually the single most effective durable measure, with the added benefits of less gutter debris and reduced limb-contact risk in wind. Zinc or copper strips reduce regrowth only on the area washed by runoff from them, which makes them partial rather than a cure.
