Do not use a universal lifespan or ROI claim
Service life depends on the exact product, design, roof geometry, environment, installation, maintenance, and repair history. A longer-lived material can still perform poorly when details are wrong. A lower-cost material can perform well when the assembly and workmanship suit the building.
Questions that reveal proposal quality
- What exact product or panel profile is proposed?
- What deck repairs, underlayment, flashing, ventilation, and ice protection are included?
- How are valleys, dormers, chimneys, skylights, and roof-wall transitions detailed?
- Where may snow or ice shed, and how is that managed?
- What warranties apply, who provides them, and what maintenance or exclusions affect them?

The Vermont-specific question is where the snow goes
This is the decision most often skipped and the one with real consequences. A standing-seam roof sheds its snow load deliberately, and where that load lands has to be designed — over entrances, walkways, decks, gas meters, lower roofs, gutters, and parking. A metal roof that releases onto a doorway is a safety problem; one that releases onto a lower roof or a gutter run is a damage problem.
Retention products are engineered for a given seam profile, panel material, pitch and design load. Clamped systems attach to the seam; others penetrate the panel, which puts holes in a roof whose main virtue is that it has almost none. Ask where snow is expected to go on each roof plane, referencing the actual building, rather than whether snow guards are included.
How to choose without relying on lifespan claims
Service-life numbers quoted in isolation are close to meaningless, because they depend on design, material, coating, installation quality, exposure, maintenance and repair history. Compare the specific warranties actually on offer instead — finish, substrate, manufacturer system, and installer workmanship are four separate things with different durations, exclusions and issuers.
The more useful questions are about fit. How complex is the roof, and does the metal bidder fabricate their own flashings? Is solar planned now or later? Is the building one where a snow release would be dangerous? Is there an existing slate or historic constraint? Those answers narrow the choice faster than any comparison of headline lifespans.

- Ask whether metal retention is seam-clamped or penetrates the panel
- Ask the metal bidder about seam type, clips and expansion detailing
- Ask the asphalt bidder about ice-protection extent and flashing replacement
- Compare the four warranties separately rather than as one word
