Common low-slope roof concerns

Repair or restoration

Localized repair may be reasonable when the surrounding assembly is dry and serviceable. A coating or restoration system requires compatible and adequately prepared conditions; it should not be used merely to cover widespread wet insulation or failing attachment.

Four different decisions, often presented as one

A moisture survey is the instrument that separates them. Commonly infrared, nuclear or capacitance, it identifies suspected wet areas within the assembly, and test cuts confirm the findings. Ask about method, limits, interpretation and whether cuts were taken — a survey is evidence, not a verdict.

The reason this matters commercially is that wet insulation does not dry. It stays wet, loses thermal value, corrodes deck, and expands the eventual replacement scope every season it remains. A coating applied over it conceals the problem while adding cost and complicating the eventual replacement.

Why leaks are hard to locate on a low-slope roof

Water that gets beneath a membrane — particularly on a mechanically fastened assembly — can travel a long way from its entry point before finding a path through the deck. The interior evidence therefore says very little about where the breach is, and a proposal that promises a precise diagnosis before investigation is overselling.

This is also why a leak log is the cheapest cost control available on a commercial roof. Recording location, date, weather conditions and what was done turns a vague argument about roof condition into a specific one, and it reveals recurring locations, roof-traffic patterns and drainage problems that individual callouts never surface.

What a replacement proposal must resolve

Drainage deserves particular attention, because a new membrane laid over an assembly that never drained will pond exactly as the old one did. Tapered insulation, additional drains, or crickets between drains are how the geometry actually changes, and they belong in the conversation explicitly rather than being inherited by default.

  • How many membrane layers already exist and what the code position is
  • Whether a moisture survey was done, by what method, and whether test cuts confirmed it
  • Substrate, attachment method, insulation type and taper for the new assembly
  • Whether a cover board is included — an easy place to reduce a bid price
  • Whether drainage is being corrected or inherited
  • Which warranty is offered: manufacturer system, material only, or contractor workmanship

Why does water pond on my flat roof?

Low-slope roofs are drained, not flat. Ponding usually indicates blocked or undersized drains, deck deflection, settlement, insufficient or damaged taper, or a design that never drained well. It is not automatically a failure, but it stresses seams and flashings.

Can a coating fix a leaking commercial roof?

Only where the substrate is sound. A coating over wet insulation, failed attachment or an incompatible membrane conceals the problem while adding cost and complicating eventual replacement. Establish whether the insulation is wet first.

What is a roof moisture survey and do I need one?

Can commercial roof work happen while the building is occupied?

Does rooftop HVAC work affect my roof warranty?

What is a cover board and do I need one?

A layer between insulation and membrane improving impact resistance, fire performance and attachment. It is often the difference between two otherwise similar proposals and is worth asking about explicitly, since omitting it is an easy way to reduce a bid price.

Can a flat roof be converted to a low-slope pitched design during replacement?

Yes, in some cases — adding structural tapered framing or substantially reworking the roof geometry is possible but is a significantly larger structural project than a standard membrane replacement, and it needs engineering input beyond a typical roofing scope.

Does a commercial flat roof need a fall-protection plan for maintenance visits?

Generally yes, for OSHA compliance during any work performed on the roof, including routine inspections and maintenance — this is worth confirming as part of any ongoing maintenance contract, not just during a full replacement.

Is a white or reflective membrane always better for energy costs?

It depends on climate and building use — reflective membranes reduce cooling loads in warm climates or seasons but can increase heating demand in a cold climate like Vermont's, so the choice should weigh regional and building-specific energy patterns.

Can rooftop snow load be a concern on a commercial flat roof the same as a house?

Yes, and arguably more so given the larger unsupported spans common on commercial buildings — structural design load, drainage capacity under a snow-and-rain combination, and monitoring for excessive accumulation all matter on a low-slope commercial roof.

Does a commercial roof replacement require the building to be vacated?

Rarely for the whole building — work is typically planned around occupied space with attention to access, noise, odors, and equipment shutdowns, though specific sensitive areas might need temporary relocation during particular phases.

Is LEED or other green-building certification affected by roof material choice?

It can be — reflectivity, insulation R-value, recycled content, and stormwater management design of the roofing system can all factor into certification point systems, so this is worth raising with your design team if certification is a project goal.
