The interior drip may be far from the opening
Low-slope assemblies can allow water to move across the deck, within insulation, along fasteners, or around penetrations before it appears. The first wet ceiling tile is not always below the source.
Keep a leak map with interior location, weather, wind, duration, roof area, nearby equipment, and earlier repairs. Repeated records often reveal a pattern that one visit cannot.
Common inspection areas
- Field and factory seams
- Pipe, vent, and conduit flashings
- HVAC and equipment curbs
- Drains, scuppers, overflow paths, and ponding areas
- Parapets, walls, termination bars, and counterflashings
- Perimeter edges and wind-affected attachment
- Punctures, rooftop traffic, and other-trade work
- Transitions to shingle, metal, or older roof sections
Compatibility and preparation matter
A durable repair requires identifying the existing membrane and using the appropriate cleaning, primer, adhesive, tape, flashing, cover, and pressure procedures. An incompatible patch or coating can fail and complicate later work.
The proposal should distinguish visible membrane repair from wet insulation, substrate, deck, taper, drainage, and concealed-condition work.
Repair, restoration, or replacement
One isolated defect in an otherwise serviceable dry assembly may support a limited repair. Widespread open seams, shrinkage, brittle membrane, repeated patches, wet insulation, attachment problems, or chronic drainage limitations can support broader investigation.
Where membranes actually fail
The field sheet is generally the most robust part of the assembly, which is why a leak is far more likely at a detail than in the middle of a sheet. That also means most EPDM leaks are repairable with compatible materials rather than being a signal the roof is finished.

Why the leak is not where the water is
Water beneath a membrane — particularly on a mechanically fastened assembly — can travel a long way from its entry point before finding a path through the deck. The interior evidence therefore says very little about where the breach is.
This is why proper investigation matters and why a proposal promising a precise diagnosis before investigating is overselling. It is also why a leak log recording location, date and weather is the cheapest diagnostic tool available on a low-slope roof — patterns across several events reveal what a single visit cannot.
