Is every rubber roof EPDM?

No. “Rubber roof” is used broadly. The roofing company should identify the membrane and select a compatible system.

Does ponding prove the roof is leaking?

No, but it can expose drainage or slope problems and increase stress at seams and details. The entry point still needs investigation.

Can a coating replace the membrane?

Sometimes a compatible restoration system may be appropriate, but condition, moisture, drainage, preparation, and manufacturer requirements decide suitability.

Seams, terminations, and penetrations — where membranes actually fail

Short answerA membrane roof rarely fails in the middle of a sheet; it fails at seams, at edge terminations, at curb and wall flashings, and around penetrations, which is why those details rather than the membrane brand decide how long the roof lasts.

EPDM is a mature, well-understood material with a long record on low-slope buildings, and the field sheet is generally the most robust part of the assembly. What ages is the detail work: seam tape and adhesives, the termination bar and counter flashing at walls, pipe and curb flashings, drain assemblies, and edge metal. Older roofs may have adhered rather than taped seams, which have a different service life again.

When evaluating repair versus replacement, the useful question is whether the failures are concentrated in details that can be renewed or distributed through the assembly. A membrane with sound field sheet and several failed seams is a repair candidate; one with wet insulation across large areas is not, whatever the surface looks like.

Attachment method, insulation, and cold-weather work

Membrane assemblies are fully adhered, mechanically fastened, or ballasted, and the choice affects wind performance, how the roof behaves underfoot, what happens if water gets beneath the membrane, and what a future repair involves. It also affects how visible a leak is: water under a mechanically fastened sheet can travel a long way from its entry point, which is why leak location on a low-slope roof is harder than it looks.

Cold weather constrains the work. Adhesives and seam tapes have temperature requirements, surfaces must be dry and frost-free, and there is a real difference between an emergency winter repair intended to hold until spring and a permanent one. Ask which you are buying, and expect an honest answer to be seasonal.

How long does an EPDM roof last?

It varies considerably with thickness, attachment, detailing, foot traffic, and maintenance, and the field sheet commonly outlives the seams and flashings. A single number without those variables is not meaningful — compare specific warranties and specific detailing instead.

Can EPDM be repaired, or does the whole roof need replacing?

Repair is routine where the field membrane is sound and the failures are at seams, terminations, or penetrations. The condition that removes repair from the table is widespread wet insulation beneath, which is why a moisture survey usually precedes a large decision.

Why is my flat roof leaking in a completely different place from where it is wet inside?

Water beneath a membrane, particularly on a mechanically fastened assembly, can travel well away from its entry point before finding a path through the deck. This is normal on low-slope roofs and is why locating the entry requires proper investigation.

Can a membrane roof be repaired in winter?

Emergency repair often can be, but adhesives and seam tapes have temperature and surface requirements and the roof must be dry and frost-free. Establish clearly whether the winter work is intended to hold until spring or to be permanent.

Is a coating a good alternative to replacing my rubber roof?

Only over a sound substrate. Coating over wet insulation or failed attachment conceals the problem, adds cost, and can complicate eventual replacement. Establish whether the insulation is wet before evaluating any coating proposal.

What is a cover board and do I need one?

It is a layer between insulation and membrane that improves impact resistance, fire performance, and attachment. It is frequently the difference between two otherwise similar proposals and is worth asking about explicitly, since omitting it is an easy way to reduce a bid price.

What thickness of EPDM membrane is typically used?

Common thicknesses in use are 45 and 60 mil, with the choice affecting puncture resistance and cost. Thicker is not automatically the right answer for every building — ask what thickness is specified and why it suits the roof's traffic and exposure.

Can EPDM be installed at all in cold weather, or does it have to wait for spring?

It depends on the adhesives and seaming method specified — some products have wider temperature tolerances than others, but surfaces generally still need to be dry and frost-free. Ask specifically whether the proposed cold-weather installation is intended as permanent or as a bridge until conditions improve.

How is EPDM different from PVC roofing?

EPDM is a rubber membrane with taped or adhered seams and a long field record; PVC is a different chemistry, heat-welded at seams, and generally more resistant to oils and chemical exposure, which matters for some commercial kitchen or industrial settings. The right choice depends on the building's specific exposure, not on one being universally better.

Is EPDM durable to walk on for maintenance?

The field sheet tolerates normal foot traffic reasonably well, but repeated concentrated traffic — HVAC service routes, for example — accelerates wear in those specific paths. Walk pads or designated traffic routes are worth considering wherever the same path gets used repeatedly.

What causes EPDM seams to fail over time?

UV exposure, thermal cycling, and the aging of the tape or adhesive itself are the main factors, along with poor original seam preparation. Seams are almost always the first thing to fail on an EPDM roof, well before the field membrane itself is compromised.

Is EPDM recyclable at the end of its service life?

Some EPDM can be recycled depending on the facility available regionally and the condition of the removed material, though this varies by market and is not guaranteed everywhere. Ask the roofing company what happens to the removed membrane if this matters to you.
