EPDM, TPO and PVC compared for low-slope roofs

Most low-slope roofs in this region are one of three single-ply membranes. They are not interchangeable, and the right one depends on the building, the attachment method and what is already up there.

How the three differ in practice

The seam difference is the most consequential. A heat-welded seam fuses the sheets into a single mass; an adhesive or taped seam bonds them. Both work when done correctly, but they age differently and they fail differently, and seams are where membranes fail.

The question that matters more than the material

Short answerHow the membrane is attached — fully adhered, mechanically fastened, or ballasted — affects wind performance, how the roof behaves underfoot, how far water travels if it gets beneath, and what a future repair involves.

Attachment is also what makes leak location hard. On a mechanically fastened assembly, water beneath the sheet can travel a long way from its entry point before finding a path through the deck, which is why locating a leak on a low-slope roof requires investigation rather than a guess.

For most buildings the practical decision is made by what is already there, what the deck and insulation allow, how many layers exist, and what the code position is on recovering. The membrane brand is usually the last decision rather than the first.

Where each tends to be chosen

EPDM has the longest field history and is straightforward to repair with compatible materials, which matters on a building you intend to hold. Its weakness is chemical resistance — oils and greases degrade it, so it is a poor choice near kitchen exhaust.

TPO and PVC are heat-welded and usually light-coloured, which reduces summer heat gain. PVC's grease resistance makes it common on restaurant and food-service buildings. TPO formulations have changed over the years, which is a reason to ask about the specific product and its track record rather than the category.

Which membrane is best?

None of them universally. The choice is driven by the building, the attachment method the deck and insulation allow, what is already on the roof, chemical exposure such as kitchen exhaust, and the warranty on offer. The material is usually the last decision, not the first.

Is EPDM outdated?

No. It has the longest field history of the three and is straightforward to repair with compatible materials. Its notable weakness is poor resistance to oils and greases, which rules it out near kitchen exhaust.

Why is my flat roof black instead of white?

Most likely EPDM, which is commonly black. White membranes reduce summer heat gain; in a heating-dominated climate that trade-off is less clear-cut than in a cooling-dominated one.

Can I put TPO over an existing EPDM roof?

Sometimes, subject to the number of existing layers, the condition and moisture content of what is underneath, deck capacity, and the code position. Establish whether the insulation is wet before considering any recover.

How do I know if my insulation is wet?

A moisture survey — commonly infrared, nuclear or capacitance — identifies suspected wet areas, and test cuts confirm them. Ask about method, limits, interpretation and whether cuts were taken.

Do these need different maintenance?

The routine is broadly the same: keep drains and scuppers clear, inspect seams, flashings, curbs and edge metal periodically, and log leaks with dates and locations. What differs is repair technique and material compatibility.

Can EPDM, TPO, and PVC all be recycled at end of life?

Recyclability varies by product, region, and available facilities, and is not guaranteed across the board for any of the three. Ask the specific manufacturer or removal contractor what happens to the material rather than assuming a category-wide answer.

Does hail damage these membranes differently?

Impact resistance varies by product thickness and reinforcement, but all three can be punctured or bruised by significant hail. Post-storm inspection for membrane roofs should specifically check for small punctures that may not be visually obvious.

Is one of these three membranes quieter in rain than the others?

Membrane roofs are generally quieter than exposed-fastener metal regardless of which of the three is used, since the deck and insulation beneath dampens sound similarly across EPDM, TPO, and PVC.

Can I tell which membrane I have just by looking at it?

Color is a hint (EPDM usually black, TPO and PVC usually white or light) but not definitive, since white EPDM exists and colors can be specified differently. Seam type — taped/adhered versus heat-welded — and any manufacturer markings are more reliable identifiers.

Does one of these three hold up better under foot traffic for HVAC service?

PVC and TPO's heat-welded seams and generally firmer surface can tolerate regular foot traffic reasonably well, and EPDM does too within normal use, but any of the three benefits from designated walk pads on frequently used service routes.

Are any of these three membranes better suited to a building near Lake Champlain with more wind exposure?

Attachment method — fully adhered, mechanically fastened, or ballasted — matters more for wind performance than the membrane material itself. A properly engineered attachment for the building's exposure matters more than choosing among EPDM, TPO, or PVC on wind grounds alone.
